Retail And Restaurant SpaceLocation
116-118 W Burlington Ave Fairfield, IA 52556 Our new location is a well maintained building from 1929, located on highway 34 and 2nd street, only 1 block from the square. It has approximately 24,900 square feet, including finished basement. Other unique features include a loading dock, and connecting storage area, commercial stove, laundry, restrooms and separate mechanical room. The building also includes a three story elevator, new high efficiency boiler and central air. Purchased for $500,000. The extra space not immediately utilized for retail, restaurant or storage space can be rented out for lectures and for community events. The Fairfield Chamber of Commerce has an on-going program entitled, the Fairfield Revitalization Loan Program. Any retail location within 3 blocks of the square is eligible to receive this loan, that is then distributed by one of the banks in town. Loans, in addition to personal investments of all the partial owners shall provide the funds for the purchase. The total cost of utilities has yet to be figured out. After attaining the current cost of utilities, we will have knowledgeable staff, including ourselves, look over the building and take steps to improve its energy efficiency; including looking for air leaks, poor insulation and replacing light bulbs. Luckily the previous owners recently installed new some windows and a new high efficiency boiler. It would be a great to be able to obtain energy from sustainable and local sources. This might be a good opportunity for a member to build a windmill on the outskirts of town, with a guaranteed client. If, no sources are available at first, the co-op may be able to finance the project eventually. As an additional benefit, the building has a north facing entrance. |
